What Beech Grove actually does with water

Beech Grove is a working town whose housing is almost entirely pre-1980. The median build year is 1968, about 53% predates 1970 and roughly 73% predates 1980. When that much of a town's stock is the same age, the failures arrive on the same schedule, and what we see here is the same short list over and over.

That list is: sanitary laterals at the end of their service life, frequently clay or Orangeburg, with root intrusion and bellies. Basements with no perimeter drain at all, because the house was not built with one. Yard grading done to a standard that assumed water would find its own way. And sump pumps or downspouts connected to the sanitary sewer, which was routine practice when these houses went up and is not allowed now.

Beech Grove is carved out of the Indianapolis Phase I MS4 and runs its own stormwater program. Like Speedway, it is a compact town with tight lots and modest access, so the machine that fits matters as much as the machine that digs. The upside of a town this consistent is that the diagnosis is usually quick, and the fix is usually well understood.

Questions we hear in Beech Grove

How do I know if my sewer lateral is the problem?

Repeat backups, slow drains that clear and come back, and a wet spot in the yard along the line are the usual signs. A camera inspection answers it properly. On Beech Grove's housing age, a lateral at end of life is a reasonable first suspicion rather than a long shot.

My basement has never had a drain around it. Can one be added?

Yes, from the outside. That means excavating to the footing, installing drainage and membrane against the wall, and giving the water a route away. It is a bigger job than an interior patch and it addresses water before it reaches the wall rather than after.

Is it worth replacing my driveway or just patching again?
