North Salem is the hardest town on this list to generalize about, and that is the useful thing to know about it. No single soil unit accounts for more than 20% of the ground. The mosaic runs from Ockley outwash, which drains fast, to Brookston hydric clay loam, which barely drains at all, and those can sit within a few hundred feet of each other. Septic performance and drainage outlet performance vary parcel to parcel here more than anywhere else we work.
The practical consequence is that advice which is true for your neighbor may be flatly wrong for you. A dry well that works beautifully on an outwash lot will fill and stay full on a Brookston lot two properties over. This is the one town where we would push back hardest on anyone quoting a drainage system over the phone.
North Salem is also the oldest housing on the list, with roughly 51% predating 1940 and over 60% predating 1950. Combine century-old houses with roughly 97 feet of relief and no municipal stormwater program, and the work here is almost entirely about building something private that stands on its own: footing drains, outlets, culverts and grading that carries water off without a public system to hand it to.

Because the ground genuinely changed between you. North Salem has the most varied soil mosaic of anywhere we work, and fast-draining outwash can sit a few hundred feet from clay that holds water for days. A solution designed for one is the wrong solution for the other.
Not necessarily. On houses this age most water is arriving at the wall rather than rising under the slab, so grading, downspouts and a working footing drain often solve it. Exterior work to the footing is the answer when water is coming down the outside of the wall, and we would tell you which one you have after looking, not before.
We handle the excavation and drainage side, including utility trenching and outlets. We do not do well drilling, and full septic system design is its own trade, but a lot of what looks like a septic problem out here turns out to be surface and ground water arriving where it should not.
